Quoted hereunder, for your information, is a resolution of this Court dated 30 SEP 2002 :

G.R. No. 132467. (Socorro Chua, et al vs. Romualdo Santos, et al).

The '"Urgent Motion for Intervention and to Lift Temporary Restraining Order," filed by Rody S. Tiu and Greman S. Tiu, dated April 10, 2002, is hereby DENIED for the reasons that (a) the motion filed only in the Supreme Court and not before judgment in the Regional Trial Court, provided for in Section 2, Rule 19 of the 1997 Rules of Civil Procedure, and (b) since the transfer of the subject property occurred, pendente lite , the suit may continue against the original party/parties.
